Why Valley County, ID Continues to Experience Rising Home Prices

According to BoiseDev, real estate prices across Valley County have climbed from 2020 to 2021. Over the 12 months of 2020, the median home price is set at $480,000. Moving into 2020, the price went all the way up to $675,000, which is an increase of more than 40%. That’s a large increase in the growth rate compared to other years in the recent past.
 
When looking at median prices, this refers to the point in the middle of all sales that were made. So about half of the homes sold were less than this and half were higher. Looking back further, in 2016, homes sold for around $300,000, while the number climbed to $400,000 by 2018.
 
It had surpassed $400,000 in 2019 and settled just below $500,000 the next year. The price point at $675,000 is a large change from the movements in the other years, and one that people should be aware of.
 
In addition, homes were on the market for a much shorter period of time in 2021. Someone selling a home might expect it to take 67 days in 2020, while that was slashed to 36 days in the following year. However, most housing statistics rose, not just in Valley County.
 
The exception is in the number of houses that are sold each year. Looking at Valley County real estate again, 298 homes were sold in 2020 but that dropped to 246 in 2021, which is a decrease of more than 17%.
 
This might seem confusing but you have to obtain all the information. The existing homes sold in 2020 numbered 278, while the number dropped to 232 in 2021. Twenty new homes were sold in 2020 and 14 in 2021.

Looking at McCall alone, home prices rose from 2020 to 2021. The median price in the earlier year was set at $525,000, while that increased to $780,777 in 2021. That makes for an increase of 48% between the two periods.
